2. What is the design process like?

Our design process is collaborative and client-focused. Here's a general overview:

  • Initial Consultation: We discuss your goals, budget, and site conditions.

  • Preliminary Design: We develop conceptual floor plans and elevations for your review.

  • Revisions & Refinement: Based on your feedback, we refine the design until it meets your vision.

  • Final Construction Drawings: Once approved, we produce detailed plans ready for permitting and construction.

3. How do I get started?

Reach out through our contact form, email, or phone. We’ll schedule a consultation to learn more about your project and determine the best next steps. From there, we’ll provide a proposal and timeline.

4. Do you require a deposit?

Yes. We require a 50% deposit at the time of contract signing to begin work. The remaining balance is due upon delivery of the final construction drawings.

5. How long does the design process take?

Project timelines vary depending on the size and complexity of the design. A simple garage or ADU might take 2–3 weeks, while a custom home design can take 3–4 weeks. We’ll provide a realistic timeline at the start of the project.

6. Can you modify an existing plan I already have?

Absolutely. We can work with your current plans to make updates, additions, or modifications as needed. We also offer redesign services for outdated plans or incomplete drafts.

7. Will your plans be ready for permitting?

Yes. Our construction drawings are designed to meet the general requirements for permitting and construction. However, local jurisdictions may require additional documentation such as structural engineering, energy compliance reports, or site-specific details, which can be coordinated separately.

8. Do you work with builders or just homeowners?

We work with both. Whether you're a homeowner planning your dream home or a builder developing a new property, we tailor our services to your needs. Builders often rely on us for reliable, buildable plans that are easy to permit and construct.

9. Do you offer 3D renderings?

Yes, 3D renderings are available as an optional service. Renderings help visualize the final design and are especially helpful for marketing or HOA presentations.

10. Do you offer virtual meetings?

Yes! We work with clients across Georgia and beyond. Virtual meetings via Zoom or phone calls are a regular part of our process, especially in the early design phases.

11. Can you design for challenging lots (slopes, narrow sites, etc.)?

Absolutely. We’re experienced with complex sites including sloped lots, narrow urban infill lots, and lakefront or mountain properties. We’ll design your home to fit the land, not fight it.

12. Are revisions included in your fee?

Yes, most design packages include at least two rounds of revisions. Additional changes beyond the agreed scope may incur a change fee, which we’ll clearly communicate before proceeding.

13. What areas do you serve?

We are based in Northeast Georgia and serve clients throughout Georgia and South Carolina. We can also provide design services remotely for projects in other states, depending on local code requirements.

14. Do you provide stamped architectural or structural drawings?

Cole Design Co. provides residential design drawings. If your project requires stamped architectural or structural engineering documents, we can refer you to licensed professionals we work with regularly.

15. What if I need help during construction?

We’re happy to provide ongoing support or clarification during construction. We’re just a call or email away if your builder or contractor has questions about the plans.
